Boost The Value of Your Home with This One Project

Cost vs. Value 2025

top ranked project cost vs value 2025

The “To Do” list. Every homeowner has one. Whether it’s full of small tasks or major renovations, you want your investment to pay off. But how do you decide what project is worth the time, energy and money? Lucky for homeowners, you can rely on the cost vs. value report. Every year, the Remodeling Cost vs. Value Report compares the average costs for more than 25 remodeling projects and determines what value those projects retain at resale in 119 U.S. markets. The results paint a clear picture of what is worth the cost and what falls flat. According to this research, getting a new garage door has one of the highest returns on investment for your home’s value at an astounding 268% return on investment (ROI) on average, nationally. To summarize, a new garage door is one of the most profitable home improvements when considering resale value.

Out of all the home projects evaluated for the report, garage doors have consistently ranked in the top five projects for ROI since first being included in the report in 2010. Not only that, replacing your garage door has held the top spot for ROI six out of the past seven years. No other remodeling project retains value better than a new garage door.

Dollar for Dollar

When it comes to your home, where you spend your money matters. Out of all 28 home renovation projects researched for the report, a new garage door is one of the least expensive with the biggest impact on a home’s curb appeal. And with way less headache and inconvenience of a kitchen refresh, you can totally transform the curb appeal of your home in very little time and for a reasonable budget.

According to reports, the average cost of replacing a garage door in 2025 was between $4,000 to $5,500. However, that renovation added $12,507 on average to the resale value of the home —268% of the cost.

It’s a project that more than pays for itself in the end. In fact, modernizing your garage door is one of the top renovations you can make when it comes to adding resale value to your home.

More Than Just Good Looks – It's Added Value to Your Home

But the value isn’t just in the curb appeal. Replacing your garage door has many benefits beyond the aesthetic.

Instant Curb Appeal

Your garage door makes up a large portion of your home’s exterior. Upgrading to a sleek, modern design can instantly refresh your façade and dramatically increase curb appeal. Moreover, a unique design or color can help your home stand out in a uniform neighborhood, attracting more interest from potential buyers.

Lower Repair Costs

A new garage door means buyers won’t face repair bills or replacement costs after moving in. That peace of mind adds value and makes your home more attractive to potential buyers.

Better Energy Efficiency

Modern garage doors are built with improved insulation and tighter seals. Unlike worn-out doors, they help block extreme temperatures and keep utility costs down—something every buyer appreciates.

Stronger Security

A new, sturdier garage door provides enhanced protection for one of the main entry points to your home. Buyers will value the added security for their belongings and family.

Upgraded Safety

Today’s doors come with advanced safety features, like photo eye sensors and smart monitoring. Families with children and pets will take note of these important upgrades.

Smooth, Quiet Operation

Old doors wear down, leading to squeaks, grinding, and rough operation. A new garage door runs smoothly and quietly—something buyers notice and appreciate when evaluating your home.

Smart Home Access

Pairing your new door with a modern opener featuring OHDAnywhere® smart technology allows homeowners to monitor, open, and close their garage door from anywhere. This added convenience and peace of mind is a major selling point for today’s connected buyers.

So, when you’re looking over your to-do list, be sure to remember that year after year, upgrading your garage door is a home improvement project with one of the highest returns on investment there is. So, if it’s for style or for safety, trading out your old garage door for a new one is an upgrade you can count on to benefit your whole home.
